I was wondering if there is a perceivable difference from flight physics between the two simulators and if Xplane 12 is truly better, I have both copies, however Xplane 11 just runs way better for my computer, I think I have to tweak Xplane 12 to my computers liking as well.

If you buy 12 right now while it's in beta, you get x plane 11 for free as part of x plane 12 early access. Btw do take note that X-Plane 12 is in beta while x plane 11 has been updated over several years. So for now, x plane 11 is less buggy. But in the long run, with updates, x plane 12 will overtake it. The cost of XPlane 11 is minor compared to hardware and addons. Personally I'd buy XP11 now, and buy XP12 a year after release when initial bugs and performance issues are worked out. XP 11 as it is can be very hard on hardware, so I expect XP12 to be even more difficult to run.

When xp12 comes out of beta in a few months xp11 will likely stop getting new addons. If you are interested in addons at all, go for xp12. 12 also includes a key for 11. If you just want a flight sim to play around with, get MSFS for $1. Wouldn't really recommend getting xp11 at this point considering it's replacement is already in beta.

For me (real world private pilot since the 90s), X-Plane 11 in VR is an amazing experience, a home simulation real enough to allow me to practice VFR maneuvers like slips to landing and power on stalls in the included steam gauge 172 and feel I'm gaining motor memory that will actually translate to the cockpit.

jarekp. Definitively XP11, no contest. XP-12 is not good in VR, and I am not talking fps problems here, I have reasonable fps (or my tolerance to stutters is high) but broken antialiasing causes widespread shimmering, flickering, artifacts, etc everywhere which totally breaks immersion and spoils the fun.
